HQ Packed with Fun & Function
Ninja Van is no stranger to Singapore, as one of the country’s leading courier and logistics companies. When they engaged MKS to design their new 38,000 sqft office, the challenge was clear: keep the design practical and minimal without losing its youthful character, especially given the scale of the floorplate and the higher rentals it entails.
With a 38,000 sqft floorplate, space planning was no small task. The scale required careful coordination and multiple site visits by both the client and our design and project team to anticipate workflow and address unforeseen challenges. This upfront effort was crucial in ensuring the final layout maximised usability, flexibility, and overall flow.
The design drew inspiration from Ninja Van’s logistics DNA. In the café pantry, crate boxes and wood textures set the tone, echoing the company’s cargo roots. Ninja Van’s signature colours reinforced brand identity, while a standing logo signage added a youthful, open feel compared to a traditional wall-mounted sign.
Designed with Ninja Van’s youthful team in mind, the café pantry is more a social hub. Think coffee and vending machines, open snack shelves and fridges packed with drinks, a beer tap, and play zones with everything from PlayStation to mahjong! By the windows, stadium-style seating creates a vibrant spot that seamlessly transforms into a venue for townhalls and gatherings.
At the back of house, the main work area goes beyond standard workstations, introducing unique, lounge-style spaces. The Minister Room, styled with a local heritage theme, features shophouse-inspired wooden beams ceiling and MKS wall breeze blocks to create a welcoming guest setting. Hidden lounges further offer peaceful retreats for users to relax and recharge.
To support wellness, the office adds a fun twist with lifestyle spaces—a gym for workouts and even a cat playroom (yes, building approved!) to bring a little extra joy, energy, and pawsitive vibes into the workplace.
Ninja Van chose to reuse nearly 1,000 furniture from their previous office -
a massive undertaking. Over two months, our team assisted with the move, dismantling and reinstalling. This showcased MKS team's flexibility and operational expertise in managing large-scale, complex projects.
The Ninja Van office is a vibrant, functional, and people-focused space that reflects the company’s identity while meeting practical needs. By combining creativity, cost-efficiency, and thoughtful design, we delivered a workplace that supports productivity, celebrates the company culture, and grows with the team.
